THE unflappable property expert Sarah Beeny is having a bit of a hectic time.

Besides the hundreds of emails she gets every day, running her property developing company, managing rental properties, writing books, filming TV shows and masterminding two websites (My Single Friend for dating and Tepilo for matching people with houses), she also has four kids under the age of six.

And the nanny who usually works 8am-6pm Monday to Friday is on holiday for four weeks. She used to want six kids but now, unsurprisingly, thinks four is “quite sufficient”. So how on earth does she do it? “It’s a tricky balance but I compartmentalise my life,” says Sarah, 38. “If I’m not filming away from home I’ll take the children to school and sometimes pick them up, but our nanny will do all the mealtimes which I find tedious.”

Losing her own mum when she was just 10 however, has spurred Sarah to spend as much time as possible with her children Billy, six, Charlie, four, Rafferty, two and Laurie, one.

She never works past 5.30pm, weekends are always free and she doesn’t venture too far for filming, so you won’t find any homes in the North East or Scotland in her latest Channel 4 series Help! My House is Falling Down.

The show, which helps those with serious structural problems, is a departure from Property Ladder in which hapless amateur developers wasted money by getting too personal with bejewelled tiles in the downstairs loo or a colour therapy “happy shower”.

And Sarah is enjoying the change. “It’s really nice being able to talk about things in a bit more depth and go into proper building issues,” she says. “Property Ladder became a bit formulaic in a way.”

The formula clearly worked as it got viewers shouting at their TV screens “Listen to Beeny!” Sarah insists the developers did take her advice sometimes, however “for some reason, people only remember the ones when they didn’t.”

In the new show Sarah tackles everything from giant cracks and sinking foundations to rat and bee infestation. “Normally when you get one problem you tend to get lots of other problems because the property has been badly maintained over a long period of time,” she explains.

“My hope is that next time someone sees a crack in their wall, they don’t think their world’s ending. It’s about empowering people to think they can get on top of things rather than burying their heads in the sand.”

She also claims the end of Property Ladder is not down to the lack of suitable candidates and that developing is easier now because there are more bargains to be had.

“The flighty, high market is very dangerous to be developing in,” she says. “There’s still lots of people developing, but this year it was a nice opportunity to do other things.

“Funding is trickier but actually if you compare finance now to 10 years ago, it’s not that bad. When we started developing 10 years ago you could never borrow more than 70% of the value of a house and it’s gone back to those days.”

Sarah’s interest in developing began at a young age growing up on a smallholding. The whole family helped renovate the house and her dad, an architect for Bovis homes, made miniature dolls’ house furniture to make extra cash.
